Overland Park Concrete, North to South
Overland Park is large enough that concrete contractors in Overland Park see very different jobs depending on the neighborhood. The city was incorporated in 1960 and had 21,110 residents in that year's census. By 1970 it had 76,623, and it reached 197,238 in 2020, passing Kansas City, Kansas, in the early 2000s to become the state's second-largest city. North of I-435 the driveways are often 50 or 60 years old. In the far south, much of the concrete is less than 25 years old but was poured on sites that used to be farm fields.
Older homes north of I-435
The neighborhoods around downtown and along Metcalf and Antioch were built as the city grew in the 1960s and 1970s. Concrete there has been through decades of freeze-thaw cycles. Typical problems include driveways with a crumbling surface, aprons broken by years of traffic, stoops that have pulled away from the house, and front walks with lifted panels near street trees. Many of these homes also have narrow single-car driveways that owners want widened.
Newer homes in the south
Wikipedia notes that the city's growth came mainly from greenfield suburban development, with population up 36.7 percent in the 1990s and 33.4 percent in the 2000s. Homes from those decades are where we pour the most patios, patio extensions and stamped work. Their driveways are usually sound but may have a sunken panel by the garage or cracking where a builder skipped a control joint.
Permits for driveway replacement
The City of Overland Park says permits are required for work in the right-of-way, and it names the replacement of a residential driveway as one example. That means even a same-size replacement typically involves the city when the approach is included. We take care of the right-of-way permit as part of a driveway job, and we call Kansas 811 for utility locates before any digging.
Creeks, slopes and drainage
The city sits on the northern edge of the Osage Plains, a few miles south of the Kansas River. Turkey Creek runs through the far north, and Indian Creek and Tomahawk Creek cross the city from west to east. Lots near those creeks often slope toward the water, and backyards can be wetter than the front. When we build a patio on a sloped lot, we set the grade so water leaves the slab and keeps moving, and we talk through whether a step-down, a small curb or a longer slab will handle the fall best.
Weather the concrete has to handle
Wikipedia's climate figures for Overland Park list a mean January low of 20 degrees, an average of 17.3 inches of snow a year and 40.17 inches of total precipitation. Summers are hot, with a mean July high of 89 degrees. That range is hard on concrete: winter salt and freeze-thaw attack the surface, and summer heat makes fresh concrete set fast. We use air-entrained mixes outdoors, pour early in the day in July and August, and cure the slab so the surface stays strong.

Overland Park Questions
Do I need a permit to replace my driveway in Overland Park?
The city lists replacement of a residential driveway as work in the right-of-way that requires a permit. We pull the right-of-way permit as part of the job.
Can you widen a single-car driveway on an older Overland Park home?
Usually, yes. We check setbacks, the approach width and any HOA rules, then plan the new slab so the added width drains and joints line up with the existing layout.
My backyard slopes toward a creek. Can it still have a patio?
Yes. We grade the base, set the slab to shed water away from the house and may add a step or a longer pour to handle the fall.
