Bonner Springs Concrete, River Valley to Hilltop
Bonner Springs sits mostly on the north side of the Kansas River, across from Shawnee, and the ground changes a lot from one end of town to the other. As concrete contractors in Bonner Springs, we see flat, low lots near the river valley and sloping lots on the hills above it. Each calls for a different approach to base, grade and drainage.
A long history in one town
Wikipedia says the Chouteau brothers, French fur traders, started a trading post called Four Houses here in 1812, reputedly the first permanent settlement in Kansas. The town was later called Tiblow, renamed Bonner Springs in 1885 and incorporated in 1898. It lies mainly in Wyandotte County, with small parts in Leavenworth County and in Johnson County across the river. The population was 2,277 in 1950 and 7,837 in 2020.
Older homes downtown
In 1908 a fire destroyed between 19 and 21 businesses, at a time when the town had no water mains. The downtown that was rebuilt afterward, and the neighborhoods around it, hold the oldest houses in town. There we often replace narrow driveways, cracked front walks and steps that have settled away from porches. Older lots may have no gutters or downspout drains, so we look at where roof water lands before we set the grade of a new walk or patio.
Low ground near the river
On flatter lots near the valley floor, water has fewer places to go and soils can stay wet. Good concrete on that kind of ground starts with removing soft material, bringing in a compacted granular base and giving the slab enough fall to drain. Rushing that step is the most common reason a patio or driveway sinks within a few years.
Hills and slopes
On the hillier parts of town, the challenge is the opposite: water moves fast and can wash out the edges of a slab. We may thicken edges, add a short curb or plan steps into a walk instead of a steep ramp. Driveways on slopes get a broom finish for traction in ice and snow.
Events traffic and parking pads
Bonner Springs is home to Azura Amphitheater, which opened in 1984 as Sandstone and seats about 18,000, plus the National Agricultural Center and Hall of Fame and the yearly Kansas City Renaissance Festival. On event nights, roads near those sites are busy. Some owners nearby want an extra parking pad or a wider drive for family and guests. We check setbacks and any permit requirements with the city before we plan added paving.

Bonner Springs Questions
Why did my patio near the river valley sink?
Soft or wet soil under a thin base is the usual cause. A replacement with soft material removed and a compacted granular base holds up much better.
Can you add a parking pad in Bonner Springs?
Often, yes. We check setbacks and city requirements first, then pour the pad to drain toward the street or lawn.
How do you keep a sloped driveway from getting slick?
We use a broom finish across the slope for traction and grade the drive so water does not sheet across it and freeze.
Can you rebuild front steps on an older Bonner Springs home?
Yes. We remove the failed steps, build a sound base and pour new steps with even risers and a broom finish for grip.
Do I need a permit for a driveway approach in Bonner Springs?
Work at the street can involve the city, so we check permit requirements with Bonner Springs before we schedule and call 811 before digging.
Is spring or fall better for a patio in Bonner Springs?
Both work well. Spring pours should wait until the ground has dried out from winter, especially on low lots near the valley. Fall pours need enough mild days for the concrete to cure before hard freezes.
