Olathe Concrete Built to the City's Driveway Rules

Olathe has written driveway standards, which gives concrete contractors in Olathe a clear target. The city's Unified Development Ordinance says driveway entrances within the public right-of-way must be built of concrete, and it caps driveway width by garage size. We design every Olathe driveway, approach and widening to those numbers before we talk about finish or color.

Driveway width by garage size

Section 18.30.050 of the Olathe UDO lists maximum driveway widths for single-family homes:

  • 12 feet for a one-car garage
  • 22 feet for a two-car garage
  • 32 feet for a three-car garage

For two-family homes the limits are 24 feet for two one-car garages and 44 feet for two two-car garages. If you want to widen a drive for a boat, trailer or extra car, these limits decide how much room you have. We measure the garage, the lot and the approach before we draw anything.

Concrete in the right-of-way

Because the UDO requires concrete for driveway entrances in the public right-of-way, an asphalt drive can't simply be extended to the street with more asphalt. When we replace an asphalt driveway or rebuild an approach, the section in the right-of-way is concrete. We coordinate the work with the city when the approach is involved.

A city that grew 25-fold

Olathe had 5,593 residents in 1950 and 141,290 at the 2020 census. Wikipedia credits I-35 with linking Olathe to Kansas City in the 1950s and spurring residential growth, and a commercial boom in the 1980s brought more people. The population passed 100,000 around 2001. That timeline means the city has concrete of every age: 1960s ranches with narrow drives near downtown, 1980s and 1990s subdivisions whose patios and walks are now wearing out, and newer homes where owners want to add a patio or expand the drive.

Weather in the record books

Wikipedia's 1991 to 2020 normals for Olathe list a January mean high of 38.7 degrees, a July mean high of 88.2 degrees, 40.73 inches of precipitation and 13.8 inches of snow a year. The record low is minus 29 degrees and the record high is 114. Concrete here goes through hard freezes, wet springs and very hot summers, sometimes in the same year. We use air-entrained mixes on exterior work, plan joints carefully and recommend a sealer on driveways that see salt.

Trails, lakes and old neighborhoods

Olathe was a stop on the Oregon, California and Santa Fe trails, and the Mahaffie House, a wagon resupply point, is still kept by the city as a historic site. The older blocks around downtown have homes where front walks and steps are part of the street's look. There we keep new concrete simple and well finished. Near Lake Olathe and Cedar Lake, lots can slope, and we plan patio grades around that fall.

Olathe Questions

How wide can my driveway be in Olathe?

The city's UDO caps single-family driveways at 12 feet for a one-car garage, 22 feet for a two-car garage and 32 feet for a three-car garage.

Can my driveway approach be asphalt in Olathe?

The UDO says driveway entrances within the public right-of-way must be concrete, so the approach is poured in concrete even if the rest of the drive is another material.

Is it worth sealing a new Olathe driveway?

On driveways that see de-icing salt, a penetrating sealer helps protect the surface. We tell you when the new slab is ready for it.

Do you work on homes near downtown Olathe and the Mahaffie House area?

Yes. On older blocks near downtown we keep front walks and steps simple and well finished so they suit the street, and we save decorative finishes for back patios.
